There
are many factors influencing the value of property. Besides
"buy low & sell high", the next most quoted
statement is "location, location, location". While
location is important, it's not the only factor that determines
the actual value of a property. One objection when I look
at investment property is to not only assess the current value
of the property but also to assess its potential value.
If
your name is on the title of your home, you are a residential
investor. Many people do not consider themselves investors
unless they own property other than their own. If you purchased
your home in as little as 6 months ago, you can see the value
of your home appreciating. It might not be appreciating as
fast as before, but the value is definitely a bit higher.
And that's all it takes to be a smart investor - being able
to sell property for more than purchase price.
